On Oct 11-14, 2025 the San Juan River flooded downtown Pagosa Springs. About 10 of the resort's 50 pools were under water and the resort closed temporarily. It was reported fully reopened within days, and CBS reported it fully open in late October 2025. US 160 reconstruction work is ongoing in downtown as of October 2026, so expect construction near Hot Springs Blvd. The Springs Resort expanded in 2025 with new pools, a steam grotto and a hotel.
Water at the unmanaged riverside springs is far too hot to enter, at about 144 F at the Mother Spring. Pools at the resort are cooled to soaking temperatures. The San Juan River can flood.
